Gary Neville’s new £200m St Michael’s neighbourhood development to begin construction in January

St Michael’s will boast a 41 storey tower with 191 hotel rooms, 181 apartments, and a 900 cover restaurant with city views

Gary Neville has announced that work on his ambitious £200m neighbourhood development St Michael’s will be getting underway in January 2022.

Plans for the highly-anticipated St Michael’s neighbourhood began back in 2016, though the development has been fourteen years in the making – the ex-Manchester United star said he is aware that many were sceptical it would ever come to fruition, but has insisted that the project is in ‘the home straight’. 

And today, Neville has shared first-look graphics of what St Michaels will look like, writing on his social platforms: “Welcome to St Michaels , Manchester . We’ve just completed the deal to build phase 1 starting in January and can’t wait.”

The build will take place in two phases courtesy of a joint venture between Gary Neville’s Relentless and US investor KKR, with the first being delivered by contractor Bowmer & Kirkland and focusing on 185,000 sq ft of commercial space across nine floors at the site of the former police headquarters on Southmill Street.

The new office spaces will offer tenants their own designated roof space – which will boast impressive skyline views overlooking the Manchester Town Hall and Manchester Library – private terraces and areas for meetings and presentations, and interiors designed by Skidmore, Owings & Merrill.

They will also have access to increased cycle storage, and enhanced changing and showering facilities.

St Michaels will also house a huge public space billed to be a ‘hub of music, food, drink, and entertainment’, and is expected to generate 1,800 new jobs. 

The second phase of the development will focus on the hospitality and residential elements in the form of a forty-one-storey tower with 191 hotel rooms and 181 apartments, as well as a 900 cover restaurant with city views.

Relentless and KKR are also aiming for high sustainability credentials, with the hope to achieve BREEAM Outstanding, five stars on NABERS and WELL Platinum status, which would make them some of the most eco-friendly and energy efficient spaces in the country.

Gary Neville said on the development: “This is such an important project for Manchester. We are really pleased to be announcing the start-on-site in what is another major step forward for this legacy scheme. The aim is to deliver a world class development for our city and the UK. 

“Our team has worked tirelessly with our joint venture partner KKR, along with contractor B&K and Manchester City Council, and it is the dedication of these teams that has enabled the first phase to come to fruition in the new year.”

Manchester City Council are fully backing the development, with city council leader Bev Craig saying: “This is momentous news for the St Michael’s project. This development will be transformational for the Jackson Row area and confirmation that a start on site is imminent is very welcome.”

New artist sketches of the exquisite Northern location of Soho House Manchester have now been released — and they won’t disappoint!

Currently being developed on the site of the old Granada Studios, in the St John’s district, Soho House Manchester is one of the most anticipated openings of 2023, and its modern members club will mark the first of the brand’s Northern locations.

You can register your interest now, but for those still holding back for more, you might succumb to persuasion when you hear that facilities will include a luxury rooftop pool, restaurant, chill out areas, work spaces, terraces and upscale bars. 

And the new venue will also feature a state of the art gym – great news for all those workout-aholics – with Soho House revealing the entirety of the first floor will be dedicated to ‘an extensive members’ gym’.

Members will be able to workout in style as they make use of a free weights area, boxing zone, studio space, steam and sauna rooms, and an outdoor terrace. Changing rooms will be equipped with high end showers, vanity areas and relaxing ‘lounge spaces for members to unwind after training’. 

The website says: “The city has reinvented its industrial past to become an exciting cultural hub, with a rich history in music and the arts and a thriving community of creative industries. Located within the former Granada Studios in the heart of the city, Soho House Manchester will have various spaces for members to eat, drink, socialise and workout.”

The MediaCity High Definition apartments by Latimer are now ready to buy.

Surprisingly affordable, homebuyers could snatch one of these glossy new apartments for less than 60k thanks to a shared ownership scheme.

Prices start from as little as £57,450 (based on a 30% share of £191,500) for a one bedroom apartment under shared ownership, so getting your foot on the property ladder might be more attainable than you thought.

Latimer, the development arm of Clarion Housing Group, has announced the handover of the first apartment block at its flagship £70m HD development in MediaCity, and the first residents have already started moving in.

Developers unveil plan to transform forgotten corner of Lever Street

New life could soon be injected into two derelict buildings in the Northern Quarter thanks to an upcoming public consultation. 

Real estate developer Soller Group is holding the consultation on Wednesday November 2nd for its city-centre development proposals, where it will invite members of the public to comment on its plans to develop a prominent site on the corner of Lever Street and Great Ancoats Street.

The proposed heritage-led scheme aims to transform the existing site into a brand-new c.100,000 sq ft office led mixed-use development through a combination of sensitive retention and restoration of historic buildings, and the addition of a contemporary new building set back from Lever Street.

The developer is hoping to create a community hub, restaurant and bar offering in the restored ground floor buildings, and offices above designed to cater for creative businesses as they grow in the NQ. Currently as creative companies expand they are being forced out of the NQ due to a lack of modern office space.

Designed by Glenn Howells Architects, the scheme also hopes to promote economic benefits, including the potential to generate 800 direct jobs in the city and a predicted annual GVA contribution of £60m to the Greater Manchester economy.

Following the public consultation and review of feedback, it is hoped a planning application will be submitted in early Spring 2023.

Soller’s CEO Nick Treadaway said: “We’re very much looking forward to meeting with the general public and listening to their views on our proposals.

“This is a very complex site presenting many design challenges both from a heritage and massing point of view.

“It has been our priority to develop these plans sensitively and respectfully, ensuring that the end result provides a modern building which sits sympathetically within its surroundings.”

Members of the development team will be at the consultation event, which takes place on Wednesday 2nd November between 4pm and 7pm at Huckletree, The Express Building, 9 Great Ancoats Street.
